Real Estate Investment Opportunities in 2021
Real Estate Investment OpportunitiesWhat could be a better beginning to this year than the release of a vaccine for Covid-19. Along with this, 2021 has brought many investment opportunities in the real estate sector that investors have been looking forward to. As due to the lockdown & mass migration of daily wage labourers, most of the construction was put on halt, and so the investments, however, it all seems to have started again with the ease in lockdown restrictions.
It is no wonder that investors keep a close eye on the ongoing real estate projects in the NCR region, as the top leading firms keep introducing new projects/ schemes in both Commercial & Residential segments. One such scheme that is creating buzz amongst investors is the ECO (Everybody Can Own) scheme by M3M group, according to which- premium retail space at Main Golf Course Road Extension can be owned at investment starting from just 50 lakh. And for investors interested in rental income, there are schemes in the commercial segment like Element One by Satya, and in the luxury section one can go for 32 Milestone. Industrial real estate has been one of the top-performing areas of commercial land for as long as quite a while dependent on returns and demands. In many ways, the worldwide pandemic quickened the interest for industrial space, squeezing cold stockpiling, warehouses and distribution centres, and data centres specifically. While this new interest is likely an impermanent flood, it’s conceivable this area will keep on having a solid year and opportunity for proceeded with development in 2021
Apart from the schemes by private firms, the state government also took a step towards increasing the scope of affordable housing in Haryana by making amendments in the Affordable Housing Policy- 2013. According to the amendments, the maximum area limit has been increased from 10 acres to upto 30 acres for the projects that fall under ‘affordable housing.’ And for setting up the Affordable Group Housing Colony, the minimum area limit has been reduced from 5 acres to 4 acres, however the colonizer is to provide community building by the norms advised for 5 acres. The commercial area also has been exceeded to 8% of the Net Planned Area. In 2021 too, most corporates are likely to increasingly move away from traditional real estate models and adopt co-working spaces as part of the distributed workspace model. This will allow their workforce to operate remotely from a flex workspace near their home.
In the NCR region, the opportunities are endless as the real estate firms are now introducing schemes which have something for every investor- big or small. And with the introduction of virtual space, now anyone with a low budget can acquire a lifetime rental income, where the share can be sold at any point of time. As we, at Geetanjali Homestate, are determined towards getting our clients the best possible returns, we never sell a scheme which we would not buy for ourselves.”
